Four lists, four ways of counting
Ottawa bathroom prices come in four shapes. HomeStars prints market bands for the city: cosmetic, mid-range and high-end. One Ottawa firm publishes starting prices in two tiers, labour with rough materials, or everything including finishes, and adds HST. A second firm prices by room size. A third publishes a fixed price for a named job, such as a tub or shower replaced back to the studs.
Each answers a different question, so one total compares with another only when the contents match.
The same room, read four ways
| Source | What it prices | Figure |
|---|---|---|
| HomeStars, Ottawa | Whole bathroom, cosmetic | $7,000–$12,000 |
| HomeStars, Ottawa | Whole bathroom, mid-range | $15,000–$30,000 |
| One firm, packages | 3-piece, labour and rough materials | from $14,000 + HST |
| One firm, packages | 3-piece, all-inclusive | from $18,650 + HST |
| One firm, by size | 5x7 room | $9,000–$22,000 |
| One firm, by size | 10x10 room | $12,000–$30,000 |
| One firm, fixed jobs | Tub or shower replaced, back to the studs | $13,000–$15,000 |
| One firm, fixed jobs | Complete bathroom | from $20,000 |
Read down the middle column first. A 3-piece room is a toilet, a sink and one tub or shower. A 4-piece has both a tub and a shower. The same firm that lists the 3-piece from $14,000 lists the 4-piece from $17,360, with a conversion from 4-piece to 3-piece from $15,680.
What sits inside the room price
One Ottawa firm breaks an average room into lines: demolition about $1,200, plumbing $500–$3,000, electrical $1,900–$2,200, tile $3,000–$4,000. A single-sink vanity averages about $700 and a double about $1,300 on the same list. HomeStars’ Ottawa guide gives faucet installation at $800–$1,500, sink installation at $1,500–$2,000 and a toilet at $600–$1,100. Tile per square foot is on the bathroom renovation page. For a walk-in shower, see walk-in shower.
Small rooms save less than people expect, and the small bathroom page explains why.
What pushes the quote up
- Moved plumbing. $1,500–$5,000 on its own in HomeStars’ Ottawa guide, more where old cast-iron or copper pipe has to be replaced as well. HomeStars names the Glebe, Sandy Hill and Rockcliffe Park for older plumbing; the older home guide goes through it.
- Change orders. One firm lists tile upgrades, fixture swaps and added shelving after demolition as items outside the first number.
- Hidden damage. A soft subfloor or framing behind a tub shows up when the wall opens. Ask how the quote treats it.
- Accessibility features. One firm puts a tub converted to an accessible shower at $15,000–$25,000 or more. The federal credit is explained on home accessibility tax credit.
Permit and tax lines
A City permit is needed when plumbing is altered or extended. Plumbing-only work costs $117 per application; other renovation work is $12.75 per $1,000 of value, $117 minimum. A $20,000 job that alters walls therefore comes to about $255 in fees. The permits page lists which jobs need one.
Reading the quote
A quote worth comparing states a fixed total, lists demolition, disposal, plumbing, waterproofing, tile and fixtures as lines, writes the exclusions down and names who supplies each fixture. Ontario’s guide caps the recommended deposit at 10% and holds the full payment until the work is done. The contract checklist goes through the rest. Bands for the other rooms are on renovation cost in Ottawa.
Where your own price comes from
The Desk sets none of these numbers. Your bathroom request goes to one independent company, which calls, looks at the room and writes its own quote.
Questions to ask the company
- Is your price a floor ("from") or a fixed total for my room?
- Does it cover labour and rough materials only, or the tile, vanity and fixtures too?
- Is HST in the figure or added after?
- What does the quote say about the subfloor and the pipes behind the wall if they turn out worse than they look?
- Who applies for the permit, and is its fee in the price?
Have this ready for the call
- Room length and width in feet, and whether it is a 3-piece or a 4-piece.
- Photos of the tub or shower, the vanity and the wall behind the toilet.
- The year the house was built and any known plumbing material (copper, cast iron, galvanized).
- A ceiling for the whole job, with tax and a contingency inside it.
Questions people ask
How do I compare a HomeStars band with one firm's own list?
Each list prices a different package. HomeStars gives market bands. One firm separates labour and rough materials from an all-inclusive package, another prices by room size, a third publishes fixed jobs. Compare the contents of the price before the total.
Is a 5x7 bathroom much cheaper than a 10x10?
The overlap is large. One Ottawa firm lists $9,000–$22,000 for a 5x7 and $12,000–$30,000 for a 10x10. Another firm says demolition, waterproofing and plumbing cost about the same in a small room as in a large one, so the saving shows up mostly in tile and vanity.
How much of the budget is labour?
It depends on the list. HomeStars’ Canada-wide renovation guide puts labour at 30–50% of a budget. One Ottawa firm puts it at about 40% to 65% for a bathroom.
What do demolition, plumbing and electrical cost inside a bathroom job?
One Ottawa firm lists demolition at about $1,200, plumbing at $500–$3,000, electrical at $1,900–$2,200 and a full retile at $3,000–$4,000. These are one firm’s line items for an average room, so treat them as a way to check a quote that has no breakdown.
Does HST come on top of the price?
On one Ottawa firm’s list it does: every figure is “starting from” and “plus HST”. Ask each company to show tax as its own line.
